The CM-GC Group design department provides Clients with building programming, site design, building design, design development, and construction drawing services while also coordinating directly with Professional Architectural and Engineering services.

The design department utilizes the AutoCAD release 14 computer aided design software package. This automated system allows for a quicker turnaround of drawings and also helps to standardize many details that are used time after time. In addition, rendering packages called Autovision and 3D Studio are used along with Adobe Photoshop to enable the design staff to produce photo realistic renderings.

The design department also has in house capabilities for plotting and reproducing drawings utilizing an Encad Cadjet color plotter, a Cannon Bubble Ink Jet, an HP Laserjet and an Epson Color Stylus printer as well as a state of the art blueprint machine.

The CM-GC Group estimating department utilizes an interactive cost estimating program called the MC2 system by Management control, Inc. MC2 has been the leader in interactive cost estimating systems. This "state of the art" system has increased efficiencies in the design phase, help to select alternative designs and has assured the most competitive pricing. Furthermore, the software includes a database that records the construction values of each project. This database then can be referenced to adjust the price requirements for future projects as required.

The CM-GC Finance Group can help you simplify your project financing. They stay abreast of the latest information on conventional loans, Small Business Administration loans, and lease-purchase agreements.

CM-GC works with insurance companies who provide attractive financing for projects over $2,000,000.

CM-GC also facilitates incentive grants from local and state agencies.

CM -GC pre-construction services include design, estimating, financing assistance, and site selection counseling.

With the Design/Build method, the owner enters into a single contract with his preferred design builder for the entire design and construction of the project in accordance with the owner's fundamental requirements. The Design/Build team is usually a general contractor with a broad range of capabilities, which include a team of architects, engineers, and general contractors. The contract with the selected group is negotiated and usually awarded in advance.

Design/Build offers greater flexibility to make changes that do not delay workflow because many phases of construction can be completed without final design plans. In any case, the owner must do his homework ahead of time, and think through his project in detail in order to avoid costly major changes during construction. The selection of a qualified builder must be made early on.

With the Design/Build method the designer-builder firm assumes a clear line of responsibility for the overall management of your construction project. If problems arise, the owner is freed from settling disputes between the builders and designers, and from worrying about errors or omissions by a third-party designer who is no longer financially obligated to be responsible for resolving the problems.
